Blue Owl underwrites against contracted revenue, not speculative demand. Projects must have a creditworthy anchor tenant with a long-term lease in place or in advanced negotiation. Power interconnection must be secured - unconfirmed power is the single fastest way to lose their interest. The SPV structure requires the developer to retain a meaningful equity co-investment, typically 10-20%. For projects below $1B, Blue Owl is unlikely to engage directly.
